Phone or photo estimates can’t account for the factors that actually drive costs in a deck build: lot grade, soil conditions, sun exposure, view orientation, distance from the property line, HOA constraints, and how the structure connects to your existing siding. We measure the lot, the deck area, the grade drop from the house to the lot edge, the distance from property lines, and any existing structure the deck will attach to (house siding, pool coping, retaining wall). We bring laser measurement tools and digital sketch tools so the measurements feed directly into the design conversation. There’s no pressure to quote during the walk; we’re gathering information.
Design Conversation
We walk through how you and your family will use the deck: entertaining, lounging, grilling, pool access, hot tub, or specific feature integration. The conversation shapes the material recommendations and the structural layout. If you have reference photos from architecture magazines or other yards you’ve seen, bring them. Custom design starts with this conversation, not with templates.
Material Samples
We bring physical samples of every material we install: Western Red Cedar in heartwood and clear grades; Trex Pro composite color and texture options; TimberTech AZEK PVC samples; porcelain pavers; and hardwood options for premium specs. Comparing samples in your actual sunlight is materially different from comparing them in a showroom. Pool deck projects often need slip-resistant texture samples in particular.
Permits and HOA Review
We walk through the permit and HOA timeline at the site walk so you know what to expect. Materials and Costs Itemized
The quote itemizes materials and labor separately. You can see the cedar cost, composite cost, railing cost, permit cost, HOA submittal cost, and labor breakdown by phase. We don’t bundle everything into a single line item. The itemization makes it easier to compare quotes from other contractors apples-to-apples and to adjust the scope if the budget needs flexing.
