Manchaca sits along the Austin-Hays border in south Travis County, and it’s one of the more eclectic deck-build markets we serve. The Manchaca area mixes older housing from the 1970s and 1980s with newer construction. It’s a deeper repair-and-refurb market than Buda or Kyle along Manchaca Road and FM 1626. We’ve built and refurbished decks across Manchaca since 2016, and our project mix here leans more toward cedar deck refurbishment and repair than the new-build markets in Buda or Kyle. Manchaca’s older housing stock means much of our work involves existing cedar decks that need refurbishment or replacement. Cedar decks built in the 1990s and early 2000s are now 20 to 30 years old, and many are at the end of their structural service life. We’ll tell you straight if yours is one of them. Neighborhoods and Project Patterns in Manchaca

The Manchaca-Bear Creek area (east of FM 1626 toward Bear Creek and the Sunset Valley line) is the most subdivision-like zone in Manchaca. The FM 1626 corridor (south of Manchaca Road) is more rural with larger lots and lower housing density. We see acreage-style builds here that look more like Driftwood than urban Manchaca. Cedar and composite both work; the design conversation focuses more on lot orientation than on neighborhood templates.

When a full cedar deck rebuild is the right call, we spec hidden-fastener systems, copper or stainless-steel flashing at the house connection, and pressure-treated framing with cedar-only surface boards. That spec pattern extends service life by 8 to 12 years over what the original Manchaca builders typically delivered. We’ve seen the difference on cedar refurbs we’ve done a decade later.

Manchaca’s HOA situation is loose. The older Manchaca Road corridor has minimal HOA constraints. Manchaca-Bear Creek’s newer subdivisions have HOAs with architectural review, but the review process is typically lighter than Buda’s Plum Creek or Kyle’s subdivisions. We’ll handle whatever submittal is required.

Pool decks occasionally come up in Manchaca, mostly in the newer Manchaca-Bear Creek subdivisions, where pools were added during recent renovations. Composite pool deck surrounds with a slip-resistant texture handle chlorine exposure better than wood. We don’t see many pool deck projects in the older Manchaca Road corridor because the lots typically don’t have pools. That’s a newer Buda or Kyle pattern.
